Moving to Huntsville for Redstone Arsenal: Everything You Need to Know
Written by Jon Smith, local Huntsville Realtor — April 2026
If you just got a Redstone Arsenal job offer or PCS orders, the next 60 days are going to be a blur. New badge appointments, security paperwork, household goods movers, school enrollment timelines, in-laws asking why you'd move to Alabama — and somewhere in the middle of it all, the small matter of finding a house. I sell to relocating Redstone families almost every week, and the questions follow a pattern. This is the long version of the answers.
Free Download — The 2026 Huntsville Relocation & Neighborhood Guide (48 pages) Includes a Redstone gate map, commute matrix from every major neighborhood to all four gates, BAH worksheets, school zone overlays, and a complete relocation checklist for incoming Arsenal personnel.
What Redstone Arsenal actually is
Redstone Arsenal is a 38,000-acre Army installation on the south side of Huntsville. It is one of the largest and most consequential single workplaces in the U.S. defense and aerospace ecosystem. About 40,000 people work on the Arsenal itself between active military, federal civilians, and on-base contractors. Add the off-base contractor workforce that supports Redstone and the total Redstone-orbit economy is well over 100,000 jobs in the metro.
The Arsenal hosts a long list of major commands and tenants, and which one employs you matters for your relocation decisions because it determines which gate you use, who issues your badge, and which on-base community you fall into:
- Army Materiel Command (AMC) — the Army's logistics enterprise headquarters, one of the largest single tenants.
- Aviation and Missile Command (AMCOM) — the Army's helicopter and missile sustainment command.
- Missile Defense Agency (MDA) — the joint missile defense organization.
- NASA Marshall Space Flight Center — NASA's propulsion and SLS center, technically inside the Arsenal fence.
- U.S. Space Command headquarters — the new permanent home of Space Command (relocating in waves through 2027).
- Defense Intelligence Agency (DIA) Missile and Space Intelligence Center (MSIC).
- FBI Operational Technology Division and the Hazardous Devices School — the federal bomb tech training facility.
- Multiple major contractors with on-base facilities: Boeing, Lockheed Martin, Northrop Grumman, Raytheon, Leidos, BAE, SAIC, and dozens more.
If your offer letter mentions any of these organizations, you're moving to Redstone. Which one matters for the rest of this guide.
The four gates and why they matter
The single most important question for any incoming Redstone employee — military or civilian — is which gate will you commute through? This question determines your neighborhood selection more than any other factor, including budget and schools.
Redstone Arsenal has four gates open to non-tactical traffic, each with very different access patterns and operating hours. Always confirm current hours with the Redstone Arsenal visitor information page — they change periodically.
Gate 9 (Hobbs Island Road, south) is the south gate, off Hobbs Island Road in southeast Huntsville. Open early morning through late evening on weekdays. This is the gate most people who work on the south or southeast side of the Arsenal use. Best neighborhoods for Gate 9 commuters: Hampton Cove (15–20 min), Jones Valley (10–15 min), Big Cove (15–20 min), Owens Cross Roads (15–25 min).
Gate 7 (Rideout Road, west) is the west gate, off Rideout Road. This is the gate most people who work on the west side of the Arsenal — including Cummings Research Park employees who happen to come through Redstone — use. Best neighborhoods for Gate 7 commuters: Madison (12–20 min), Providence (12–18 min), Edgewater (15–22 min), parts of west Huntsville.
Gate 1 (Martin Road / Memorial Parkway, north) is the historic main gate at the intersection of Memorial Parkway and Martin Road, on the north side of the Arsenal. It's the closest gate to downtown Huntsville and is used by people working on the north side of the installation. Best neighborhoods for Gate 1 commuters: downtown, Twickenham, Five Points, Blossomwood, parts of southeast Huntsville.
Gate 10 (Patton Road / Goss Road, east) is on the east side and serves a smaller portion of on-base workers. Hours are more limited than the major gates.
The single most expensive mistake I see incoming Redstone families make is buying a house in Madison when they commute to Gate 9, or buying in Hampton Cove when they commute to Gate 7. Both produce 35–45 minute morning commutes that you will hate every single day. Confirm your gate before you fall in love with a neighborhood.
BAH for Redstone (military movers)
If you're moving to Redstone on military orders, your Basic Allowance for Housing is set by the Redstone Arsenal Military Housing Area (MHA) and varies by rank and dependent status. Approximate 2026 monthly BAH for the Redstone MHA:
- E-5 with dependents: ~$1,815/month
- E-6 with dependents: ~$1,920/month
- E-7 with dependents: ~$2,070/month
- E-8 with dependents: ~$2,205/month
- O-2 with dependents: ~$2,055/month
- O-3 with dependents: ~$2,265/month
- O-4 with dependents: ~$2,415/month
- O-5 with dependents: ~$2,550/month
- O-6 with dependents: ~$2,640/month
(These are approximate. Always confirm current rates for your specific rank and effective date with the DoD BAH calculator.)
The Redstone BAH is notably lower than Colorado Springs, San Diego, DC, or any major coastal MHA. But it goes much further. A $1,920/month BAH (E-6 with dependents) covers a comfortable mortgage on a 4BR house in Madison County's Sparkman cluster or on a 3BR townhome in the Sparkman area. The same BAH in Colorado Springs barely covers a 2BR apartment.
For the deeper military-family BAH breakdown by rank and family size, see Best Huntsville Suburbs for Military Families (BAH Breakdown).
Where most Redstone employees actually live
Across the Redstone civilian and military workforce, the neighborhoods break down roughly like this in my experience working with relocating families.
Madison City — the single most common landing spot for Gate 7 / Cummings Research Park / west-side commuters. Strong school district reputation (Madison City Schools), heavy concentration of relocated engineering families, sidewalks and youth sports infrastructure. Median sale price about $415,000. The default answer for most relocating engineering families.
Hampton Cove — the most common landing spot for Gate 9 commuters who want master-planned amenities and top schools. Median sale price about $495,000. Master-planned, golf-oriented, family-heavy.
Jones Valley — the value alternative to Hampton Cove for Gate 9 commuters. Same general school quality (Huntsville City), $50K–$75K cheaper on average, older housing stock with mature trees.
Sparkman cluster of Madison County — Harvest, Meridianville, and parts of Toney where the Sparkman High School zone is the draw. Lower price per square foot than Madison City, larger lots, longer commute. Common for E-5 to O-3 military families on tighter BAH budgets who want a yard and don't mind a 25–35 minute morning drive.
Owens Cross Roads — newer construction on the southeast side, mostly Huntsville City Schools, quieter than Hampton Cove and slightly cheaper. Common for Gate 9 commuters who want new construction without the Hampton Cove premium.
Providence — the new-urbanist planned community immediately north of Cummings Research Park. Common for engineers who specifically want walkable streets, a town center, and a 5–12 minute commute to CRP.
Big Cove — the rural-luxury option south of Hampton Cove. Larger lots, semi-rural feel, longer drive. Common for senior civilians and field-grade officers who want acreage.

A real recent relocation
A specific example from a closing I worked last winter: a GS-13 civilian engineer moving from the Aberdeen Proving Ground in Maryland to AMCOM at Redstone. Family of four, two elementary-aged kids, working spouse who would also need to commute (to a contractor office in Cummings Research Park).
The constraints:
- His office: Gate 9 area (south side of Arsenal)
- Spouse's office: Cummings Research Park (west side)
- School priority: top zoned elementary, both kids in same school
- Budget: $475,000 max
- Timeline: 8 weeks from offer to closing
We toured Hampton Cove, Jones Valley, Madison, and Providence over a single Friday-Saturday house-hunting trip. Madison was tempting on schools but his Gate 9 commute would have been 35–45 minutes. Hampton Cove fit his commute but pushed his budget. Providence fit his spouse's commute but would have been a 30+ minute drive for him to Gate 9.
We ended up buying in Jones Valley — a 2003-built 4BR/3BA at $462,000 with the Jones Valley Elementary zone, his Gate 9 commute at 12 minutes, and his spouse's CRP commute at 23 minutes. Neither of them got a "perfect" commute, but both got "good enough" and they bought in the school zone they wanted. Closed in 31 days. They moved in 4 days before his start date.
The lesson: when both spouses commute to opposite sides of the Arsenal, the right answer is usually a southeast Huntsville neighborhood that splits the difference — Jones Valley, Mountain Gap, or older sections of Owens Cross Roads. Madison is wrong; Hampton Cove is wrong. The middle is right.
Schools for Redstone families
Most relocating Redstone families have school-age kids and the school decision is one of the top three relocation drivers. The honest summary:
- Madison City Schools is the consensus top district by reputation and by Alabama State Department of Education accountability scores. James Clemens and Bob Jones high schools both routinely produce National Merit scholars. If you're zoned for Madison City Schools, you're set.
- Huntsville City Schools is varied. Several top zoned elementaries (Blossomwood, Jones Valley, Goldsmith-Schiffman in Hampton Cove, Mountain Gap) compete with anything Madison City offers. The high schools (Huntsville High, Grissom, Columbia) are large 7A schools with strong AP catalogs. The magnet programs (Lee New Century Tech Demo, ASFL, Williams P-8) are strong but require application.
- Madison County Schools quality varies by cluster. The Sparkman cluster (Sparkman High, Sparkman Middle, Monrovia and Walnut Grove elementaries) is the most popular and has its own price premium within Madison County School zones.
The trap to avoid: a "Madison, AL 35758" mailing address does not guarantee Madison City Schools. Some addresses are zoned for Madison County Schools instead. Always verify the specific school zone for the specific address before committing.

The relocation timeline for Redstone movers
The standard Redstone relocation timeline runs about 60–90 days from offer or orders to move-in. Compressed into the broad strokes:
- Days 0–14: Confirm start date, gate assignment, badge sponsor (civilian) or sponsor command (military). Pull credit and get pre-approved with a local lender.
- Days 15–30: Pick a 2-day window for an in-person house-hunting trip. Connect with a local Realtor. Receive MLS alerts. Start narrowing neighborhoods.
- Days 30–45: House-hunting trip. Tour 6–10 houses. Write and negotiate an offer. Aim for a 30–45 day close (Alabama standard).
- Days 45–75: Close on the house. Coordinate household goods movers (military: TMO; civilian: relocation provider or out-of-pocket). Schedule utilities.
- Days 75–90: Move in, enroll kids in school, complete on-base in-processing, get badge issued.
Military families add the wrinkle of TMO scheduling and DITY/PPM weight tickets. Plan for some friction at the TMO office; it's normal.
Frequently Asked Questions
Where do most Redstone Arsenal employees live? The four most common landing spots are Madison City, Hampton Cove, Jones Valley, and the Sparkman cluster of Madison County. Specific neighborhood depends on which Redstone gate you commute to and your school priorities.
What's the BAH for Redstone Arsenal in 2026? Approximately $1,815/month for E-5 with dependents up to about $2,640/month for O-6 with dependents, depending on rank and dependent status. Confirm current rates with the DoD BAH calculator.
How long is the commute from Madison to Redstone? About 12–20 minutes to Gate 7 (the west gate). About 35–45 minutes to Gate 9 (the south gate) — bad. Madison only works for Gate 7 / Cummings Research Park commuters.
How long is the commute from Hampton Cove to Redstone? About 15–20 minutes to Gate 9 (the south gate). About 35–45 minutes to Gate 7 — bad. Hampton Cove only works for Gate 9 commuters.
Is there on-base housing at Redstone Arsenal? Yes — Redstone has military family housing managed by a private partner. Inventory is limited and waitlists vary by rank and bedroom count. Most relocating military families end up off base because of the wait or because they prefer the broader civilian neighborhood and school options. The on-base housing office can give you current waitlist estimates.
Should I rent or buy in Huntsville? For a typical Redstone civilian or 3+ year military assignment, buying usually makes financial sense given the cost-of-living math, low property taxes, and steady appreciation. For shorter assignments or if you're uncertain about the area, renting for 6–12 months gives you time to learn the neighborhoods. The local rental market has been tight in 2024–2026 due to Space Command growth — be ready to move quickly on a rental.
What's the closing process like in Alabama? Alabama uses attorney-conducted closings rather than escrow companies. You'll work with a real estate attorney's office for the actual closing. Standard buyer-side closing costs run 2–3% of purchase price. Closing typically takes 30–45 days from contract signing.
How do I get a Redstone Arsenal badge? Your sponsor command (military) or your hiring HR contact (civilian/contractor) will initiate the badge process. Allow 2–6 weeks for clearance verification and badge issuance. Plan accordingly so you're not stuck in temporary housing waiting for a badge.
Can I work on Redstone Arsenal without a security clearance? Some positions, yes — many federal civilian and contractor jobs have public trust or no-clearance requirements. But the highest-paying technical roles almost all require at least a Secret clearance, and many require Top Secret with SCI. If you have an active clearance from a previous job, do not let it lapse during your move.
What are the best schools for Redstone families? Madison City Schools (especially James Clemens and Bob Jones), the Goldsmith-Schiffman feeder pattern in Hampton Cove, the Jones Valley Elementary feeder, the Blossomwood feeder, and the Sparkman cluster in Madison County are all top choices depending on where you live.
Next steps
If you're a confirmed Redstone hire or PCS:
- Get your gate assignment in writing from your sponsor or hiring manager. Everything else keys off this.
- Run the BAH calculator if you're military, or finalize your relocation package terms if you're civilian.
- Pull credit and get pre-approved with a local Huntsville lender.
- Plan a 2-day in-person house-hunting trip. Photos lie, drive-times matter, and the right neighborhood for your gate is rarely obvious from out of state.
- Connect with a local Realtor who has worked with Redstone relocations specifically. Pattern recognition matters.
- Verify school zones for any specific address before committing — especially if you're considering anything in the Madison City vs. Madison County overlap area.
